Building Site: Each Site has a two-acre parcel (200' X 400') in which owners must build their improvements. The Design Review Board with each owner if an owner wishes to expand the building area or clear cut for a meadow/pasture area. |

Building size: Building rights include a primary residence of between 2,500 and 10,000 square feet, a guest/caretaker unit of 800 square feet, and a barn. All buildings must conform to Routt County Building Codes. |

Building Height: Height restriction is 35 feet, no reflective glass or roof material may be used. Stucco exterior is not allowed. |

Water Supply: Wells are in place. |

Utilities: Electricity and telephone are stubbed to each driveway. |

Fences: Community buck-and-rail fencing maintained by the association. Owners may fence their building envelope. Other fencing and cross fencing is prohibited in order to maintain the open, pristine environment. |

West on I-70. Exit at Wolcott. Turn right, then left to Wolcott Store. Turn right at Wolcott Store (131 North).
Proceed north on 131 through McCoy and on to Toponas.
4.6 miles past Toponas, you’ll notice an antique wooden ICE loading machine on your right, next to the railroad track. About 300 yards past that turn left on County Road 3 (gravel road).
